Community Associations

Cleaning and facility care for community association properties and shared amenities.

Community pool and clubhouse surrounded by landscaped residences

Consistent care for the spaces residents share

Facility care built around your property

Shared spaces need a service plan that residents can rely on and community managers can follow. Entrances, clubhouses, walkways, landscaped areas and parking facilities each have different upkeep needs, and work must be coordinated with the people who use them.

Total Facility Solutions brings five service divisions together for community associations and shared amenities: Janitorial, Landscape, Security, Sweeping and Maintenance. We coordinate recurring service and project work around the property’s operating hours, priorities and access requirements. Choose individual services or combine them into a defined program across one or multiple locations.

Five coordinated divisions

Needs and solutions

Janitorial

The need
Shared amenities receive uneven use, creating changing needs in clubhouses, lobbies and common restrooms.
Our solution
TFS organizes cleaning programs covering clubhouses, lobbies, common-area restrooms and shared interior surfaces.

Landscape

The need
Community managers must balance landscape appearance, irrigation needs and seasonal work across shared grounds.
Our solution
TFS coordinates landscape care covering common grounds, irrigation, tree trimming, mulching and landscape improvements.

Security technology

The need
Associations need to manage access to selected community entries, clubhouses and shared amenities.
Our solution
TFS supports surveillance cameras, access control, intercom and video entry for community entries, clubhouses and shared amenity-access points; system upgrades, testing and troubleshooting.

Sweeping

The need
Association roads and parking areas collect litter and debris, while residents need considerate service scheduling.
Our solution
TFS schedules sweeping and cleanup covering association-managed roads, parking areas, litter and receptacle service.

How service is coordinated

Identify the association contact, property boundaries, approval limits and work windows. Schedule disruptive work with resident use in mind and coordinate additional projects through the designated manager.

The selected divisions are coordinated through the designated property contact.

Frequently asked questions

Does the program cover individual residences?

The association proposal should identify common property precisely. Private-home services are not automatically included.

Can recurring work and improvement projects be separated?

Yes. Define routine tasks and frequencies in the service scope, then specify approval and pricing for additional projects.
