Every property needs someone to notice the small issues, organize the larger repairs, and keep maintenance moving. TFS brings building engineer support, scheduled maintenance and individual service calls together around the way your property operates. We can discuss support for one location or a coordinated approach across multiple properties.

The property need

A loose door, an intermittent fixture or a recurring restroom issue can become another interruption for the property manager. When repair requests, inspections and vendors are handled separately, it becomes harder to see what is complete and what still needs attention. Our role is to give those needs a clear scope, an assigned next step and visible follow-through.

What TFS can provide

Choose from the eight services below. Building Engineer Services provides an assigned presence; On-Demand Service Calls addresses individual needs; Preventive Maintenance Programs organizes recurring attention; and Property Evaluations and Inspections documents conditions and priorities. Accessibility Reviews and Modifications, Signage Maintenance, Handyman and Painting Services, and Exterior Building Care address more specific property needs.

Coverage and customization

We begin with the property’s operating hours, condition, priorities and approval process. Coverage may involve a dedicated engineer, scheduled route visits, recurring maintenance or a defined project. Staffing, communication, access arrangements and uniform presentation can be discussed as part of the service plan. Specialized work is coordinated with appropriately qualified personnel or service partners.

Communication and follow through

Agree on how requests will be received, who can authorize work and how completed tasks will be documented. Where ROUT is included, work requests and supporting photographs can be organized through the work order process so management can follow outstanding items and completed work.
