Tile & Grout Cleaning
Cleaning of tiled surfaces and grout lines in commercial restrooms, kitchens and circulation areas.

Tile & Grout Cleaning
Tile may remain serviceable while porous grout lines darken and hold soil. TFS can provide focused tile and grout cleaning using methods selected for the material, buildup and surrounding environment.
The property need
Routine mopping can move soil into grout lines without removing embedded buildup. At the same time, discoloration may involve wear, staining, damaged sealers or inconsistent repairs. A realistic plan starts with inspection and a representative test rather than assuming every grout line will return to one color.
What TFS can provide
- Review tile type, grout condition, buildup, drainage and nearby finishes.
- Test the proposed chemistry and agitation in a representative area when needed.
- Apply suitable cleaning, dwell time and mechanical agitation to approved surfaces.
- Recover soil and solution and rinse the area in accordance with the selected process.
- Discuss sealing or ongoing maintenance separately when appropriate to the material and client's goals.
Coverage and customization
Address restrooms, kitchens, entries or larger tiled areas during an agreed access window. Methods may vary across the same property where tile, grout or sealers differ. Repairs, recoloring and replacement are separate from cleaning unless specifically approved.
Communication and follow through
Review the test result and realistic finish expectation with the designated contact. Document completed areas, remaining permanent discoloration and any grout damage needing repair. Establish return-to-use timing based on the process performed.
Discuss your needs
Provide the location, photographs, approximate area, tile type if known, current cleaning method and the condition you want addressed.
