Understanding the Difference Between Managing the Contract and Performing the Work

I recently came across an article highlighting some of the world's largest commercial cleaning companies. It was an interesting read and a great reminder of how broad and sophisticated our industry has become.

It also reminded me of something that is often misunderstood.

Many of the organizations featured on these lists are not traditional commercial cleaning companies. They are Integrated Facility Management (IFM) providers—organizations responsible for managing complex workplace environments that may include engineering, maintenance, security, food services, workplace experience, real estate services, and janitorial operations.

Those are two very different responsibilities.

Managing a nationwide facilities program requires expertise in logistics, procurement, compliance, contract administration, technology, and client management. Performing the cleaning itself requires something entirely different—trained personnel, operational leadership, quality assurance, local accountability, and the ability to consistently execute day after day.

Neither role is more important than the other.

In fact, the commercial facilities industry works because both exist.

My perspective on this comes from more than three decades in the commercial cleaning and facility services industry. Early in my career, I had the privilege of working for some of the largest organizations in our profession. Those experiences shaped my understanding of operational excellence, standardized processes, client expectations, and what it takes to successfully support complex national accounts.

Those lessons still influence the way we operate today.

One of the realities I've learned over the years is that exceptional service is almost always delivered locally.

While national organizations may manage portfolios spanning multiple states—or even multiple countries—the work itself is frequently performed by experienced regional providers who understand the buildings, the people, and the expectations of the communities they serve.

That local expertise is often the difference between a contract that looks impressive on paper and a facility that consistently exceeds expectations.

Across Florida and throughout the country, privately owned commercial cleaning companies quietly support hospitals, educational campuses, financial institutions, corporate headquarters, industrial facilities, healthcare systems, government buildings, and Class A office properties every single day.

Some serve clients directly.

Others are trusted partners supporting broader facility management programs.

Most do both.

That is one of the strengths of our industry.

That's where experience matters.

After 30 years in this profession, I've come to appreciate that the commercial cleaning industry has never been about choosing between national companies and regional companies. It's about building partnerships that combine strategic oversight with exceptional local execution.

The best outcomes happen when each organization focuses on what it does best.
