TFS has been our operational resource for many years. Every request is treated with the utmost urgency.
Janitorial
Recurring cleaning, day porter coverage, floor and surface care, and specialty cleaning for commercial facilities and residential community or HOA common areas.

Commercial Janitorial Services
A janitorial program should support the way a property is used, not force every building into the same checklist. TFS coordinates recurring cleaning, daytime porter support, specialty floor and surface care, and project cleaning around occupancy, presentation standards and the responsibilities established with each client.
The property need
Property managers need consistent everyday cleaning, but they also need a practical response when traffic changes, a floor requires restoration, construction ends or an event creates an unusual demand. When routine and specialty work are disconnected, responsibilities become unclear. We help define the service, identify the appropriate schedule and keep the work connected to the property's operating needs.
What TFS can provide
- Recurring Janitorial Services for an agreed cleaning scope and frequency.
- Day Porter Services for visible needs during operating hours.
- One-Time Detail Cleaning for resets, transitions and deferred conditions.
- Stone and Marble Restoration, Carpet and Upholstery Cleaning, VCT Stripping Waxing and Burnishing, and Tile and Grout Cleaning for specialized surface care.
- Window Cleaning and Pressure Washing for suitable interior and exterior surfaces.
- Post-Construction Cleaning, Event Cleaning and Support, and Disinfection Services for defined project needs.
Coverage and customization
Arrange support for one property or a portfolio, during occupied hours or after normal operations. The service plan can account for building type, traffic, security and access procedures, staffing, preferred products, sensitive areas, supply responsibilities and specialty schedules. Frequencies and task rotations are confirmed in the approved scope rather than assumed.
Communication and follow through
Establish the property contacts, inspection expectations, service-concern process and authorization rules before work begins. Supervisory reviews, photographs and completion notes can support follow-through where appropriate. When ROUT is included, requests and corrective items can be organized by location; it supports communication but does not replace direct contact for urgent concerns.
Discuss your needs
Tell us the property type, locations, occupied hours, current schedule, priority areas and whether you need recurring service, daytime support or a defined project.
