Landscape Renovations
Refresh aging or underperforming landscapes with updated planting, bed improvements and coordinated enhancements.

Landscape Renovations
A landscape renovation can refresh a property while preserving the features that still serve it well. TFS can coordinate selective removals, revised beds and replacement planting to address aging, overgrown or underperforming areas within an agreed improvement plan.
The property need
Over time, planting can crowd an entrance, leave gaps where materials have declined or no longer match the building’s appearance. Simply adding new plants may miss the reason an area has struggled. We review what should remain, what needs attention and what changes would make the investment more useful.
What TFS can provide
- Walk priority areas and agree on existing plants and features to retain, relocate or remove.
- Review visible site constraints and recurring concerns before defining the renovation scope.
- Coordinate approved bed reshaping, selective removal and replacement planting.
- Complete agreed sod, mulch and edging improvements and coordinate irrigation adjustments where included.
- Finish and clean the work area, then review the revised landscape and follow-up care responsibilities.
Coverage and customization
Refresh an entrance, update parking islands or phase a broader property renovation. Coordinate work with tenant activity, seasonal events and budget priorities. Concealed conditions and additional drainage, hardscape or irrigation work require review before expanding the assignment. A portfolio program can establish shared visual standards while adapting to each location.
Communication and follow through
Use photographs and a clear scope to establish the starting condition and intended changes. Obtain approval for substitutions or additional work and track any deferred areas. At completion, confirm care responsibilities and outstanding items. Where ROUT is included, the renovation record can support later maintenance visits.
Discuss your needs
