A clear view of property conditions helps management decide where attention is needed first. TFS can document visible maintenance concerns, organize findings by location and recommend next steps for the areas included in the evaluation.
The property need
A manager taking over a property, reviewing a portfolio or preparing a repair plan may inherit incomplete information. Photographs and specific observations are more useful than a general statement that a building needs maintenance.
What TFS can provide
- Walk agreed accessible areas and record observable maintenance conditions.
- Locate findings by room, building area or property so they can be acted on.
- Document concerns with photographs and distinguish routine upkeep from items requiring further investigation.
- Organize recommended actions for management review, including work that should be referred to a qualified specialist.
Coverage and customization
An evaluation can be a one-time baseline or a recurring condition review. The checklist may focus on interiors, common areas, exterior components or a defined maintenance concern. Access limitations and areas outside the agreed review should be documented.
Communication and follow through
We discuss the findings with the client and identify which items should move into an approved work scope. Where ROUT is included, selected findings can be tracked through follow-up requests. A visual maintenance evaluation does not establish the condition of concealed components or replace a specialist assessment.
